6th April 2006 marks the day of HMO licensing

At present it is estimated that there are 550,000 properties in England which qualify as non purpose built HMO’s. Purpose built properties adds a further 34,000 to this total which constitute 2% of the total homes in the UK.
6th April 2006 is the all important day when the Houses in Multiple Occupation (HMOs) licensing and the housing Health and Safety Rating System (HHSRS) will be implemented.
HMO licensing will become mandatory for large, high risk properties. A licence will be required for every HMO caught by the new mandatory requirements. The licensing will be of both the property and the landlord and the licence will be required before pre letting. Failure to comply with the licensing regulations may result in a £20,000 fine. A HMO licence will be issued for up to 5 years maximum.
